The Department for Communities and Local Government has issued a reminder that from 14th December 2007, all newly marketed properties for sale in England and Wales will require a Home Information Pack (HIP), which includes a home energy rating.
No date has yet been set when all homes on the market will need a HIP regardless of when they were first put on the market, so properties that are exempt because they were already on the market when the duties began to apply to them will remain exempt as long as they remain on the market.
First Day Marketing: the temporary provisions have been extended for an additional 5 months to allow for full flexibility - from 1st January to 1st June 2008.
Leasehold documents: From 14th December 2007, only the Lease is compulsory - other leasehold documents are authorised for inclusion but not mandatory. These changes will be applied retrospectively to all HIPs (including those commissioned before 14th December 2007).
